New construction is our core focus, but the same crew that pours foundations and frames new homes and ADUs also repairs and retrofits existing ones — cracks, settling, water intrusion, seismic bolting and damaged framing.
Cracked walls, a sinking corner, water in the crawlspace, or an older home that was never bolted to its foundation — these are existing-home problems, not new-construction ones, and we scope and price them differently. We still start with an inspection and a written estimate before any repair work begins, the same discipline we bring to a new foundation pour.
Structural crack injection (epoxy or polyurethane) for cracked concrete and masonry foundations, sealing the crack and reinforcing against further movement.
Steel push piers and helical piers to stabilize a sinking or settling foundation wall, corner or footing by transferring load to competent soil.
Mudjacking and polyurethane foam injection to re-level a sunken concrete slab, garage floor or walkway without a full replacement.
Interior and exterior drainage systems, sump pumps and sealants to keep groundwater away from foundation walls and crawlspaces.
Foundation sill bolting and cripple wall bracing so an older home's frame is mechanically connected to its foundation — often eligible for insurance discounts.
Sistering, sectional replacement or full repair of rotted, water-damaged or termite-damaged structural framing, addressing the moisture or pest source so the repair holds.
Based in the Bay Area, working throughout Santa Clara, San Mateo, Alameda and Contra Costa counties.
New construction is building a foundation and frame from scratch for a new home, ADU or addition. Repair and retrofit work addresses problems with a structure that already exists — cracks, settling, water intrusion, seismic vulnerability, damaged framing. We scope, price and schedule them separately, even though it's the same crew and the same standards.
It depends entirely on what's actually wrong — a single crack injection costs far less than piering an entire sinking corner. We don't give ballpark numbers over the phone; a written inspection and estimate is how you get a real number.
Yes. Structural repairs — push piers, helical piers and similar work — come with a written warranty, which we'll go over before any work starts.
Many California insurers offer a discount for a documented seismic retrofit, and depending on funding, the state's Earthquake Brace + Bolt program may offset part of the cost for qualifying older homes. We'll tell you what applies to your specific home and insurer.
We primarily work with existing homeowners, but pre-purchase foundation inspections are something we can often accommodate — ask when you contact us and we'll confirm availability.
Tell us what you're building — a new home, an ADU, an addition — and we'll get back to you with next steps, usually within one business day.
